  • How does an Inspection / Due-Diligence Period work?

    An inspection / due diligence period is a crucial element of any real estate purchase. In this market, most buyers make their purchase contingent on the results of an inspection/ due diligence period. The time period can vary and is negotiable, but it is usually at least 7-10 days. This contingency allows the buyer a period of time to inspect the property. During this time, a buyer can decide not to buy the property, if the inspection reveals issues that are unacceptable to the buyer. In a market with heavy competition, buyers sometimes waive the home inspection / due diligence contingency to make their offer more appealing to the sellers. Even in those circumstances, it's advisable to schedule an "information-only" inspection so you know what you're buying.

  • Should I get pre-qualified?

    Yes. If you are interested in purchasing a home, commercial or investment property it Is advisable to have your financing in order.  This means you have spoken with a Lender (bank or mortgage company) and know your purchasing power and ideally have a pre-approval letter.  Few sellers will entertain an offer without knowing a potential buyer is qualified.
